5 Tips for Successful Tenancy Applications

Do you want to increase your chance of success when applying for a rental property? If you want your application to stand out from the pile on a property managers desk, read on and find out how to speed up the process and move in to your new home.

1. DONT MISS A BEAT

One of the first things a property manager will do is sort through the applications at first glance. They will short list the applications that have been completed in full and put aside those that failed to fill it in correctly or supply relevant supporting documents. If you don't provide what is requested it will give the property manager a first impression that you are not reliable or that you perhaps have something to hide. Read the application carefully and double check before you hand it in to ensure you are on the top of the list to process.

2. STAND OUT IN A CROWD

In many cases there can be several applications that meet the criteria of a suitable tenant, so how do you stand out in a popular crowd? Think outside of the square. Provide more information than requested, for example, your complete rental payment history showing that you pay your rent on time, you can easily obtain this from your property manager or landlord, provide a cover letter and express your intention to care for the property as if it were your own, provide a written reference from your employer highlighting your reliability and security as an employee, provide a recent bank statement highlighting your ability to save invite the property manager to call in to your current home to see how well you care for it!

3. LITTLE BLACK MARKS

Some tenants deliberately forget to provide a credit history report because they are worried about the video ezy debt they have for late returns! From my point of view and many others, it is not the debt that is the main concern; it’s the attempt to clear the debt that we look for. If you have made an attempt to fix it, it shows you are responsible, if you ignore the debt and hope it goes away it proves the opposite. An application will be judged as a whole so if you have had good rental history and you can prove that you are responsible, that will out weight the small black mark on your credit report.

4. ATTACH A PHONE TO YOUR EAR

One of the most important points when applying for a rental property is to ensure you are easily contacted. Imagine missing out on a property just because the property manager couldn’t get hold of you! Yet it is one of the common reasons people miss out on rental properties! You should always leave at least two points of contact when making an enquiry or an application If you are not contactable during business hours make sure you leave a number for someone that can get a message to you. By the way, its a bad idea to have a message service that may offend some listeners, you might not even get in the door!

5. SHOW ME THE MONEY

When considering an application the property manager will want to know you have your deposit ready to pay within 24 hours of approval. Our job is to secure the best possible tenant in the shortest possible time frame so as soon as an application is approved we will inform you that although you have been approved we are unable to secure the property for you until a binding tenancy agreement is entered into and a deposit is paid. Most property managers will require between 2 and 4 weeks rent as a deposit.
