In just over a year after establishing the business, @home’s director, Michelle Williams said, “The team couldn’t be happier with the award. Our business has grown faster than we anticipated, despite the economic times, and we have been receiving fantastic customer feedback. It is also extremely rewarding to be recognised by industry experts.”
The national award from the PPM Group recognises excellence in property management. In congratulating the business, PPM Managing Director, Debbie Palmer, said “Your team deserve this national title award for your passion, hard work, and excellent customer service. With more than 300 property management businesses involved this is a prestigious and coveted award.
Launched in 2009, @home Property Management is a dedicated property management business, operating in a field traditionally dominated by Real Estate companies focused on sales.
On receiving the award @Home’s Marketing Manager, Mathew Brammall remarked, “Our strong growth, recognised by this award, is an indication of the increasing demand for a service solely dedicated to looking after the needs of property investors and tenants. we take seriously our role in managing our clients major property assets.”

I previously had a disappointing and frustrating experience with another real estate office in Launceston which really let me down with their property management. Coming to Michelle and her team has been like a breath of fresh air and the best decision I have made with the property. 1.Why do you feel @home property management should be selected as the best property managers in 2010 and how has your experience been with the company to date?
We had spoken to a number of Real Estate agencies regarding leasing of our Hillwood property and nobody really stood out with their service or ideas. Most were recommending that we wait till after Xmas to start their marketing program. We then spoke to Michelle who met us onsite at Hillwood. Her professionalism was clearly evident She went through a marketing plan but more importantly listened and incorporated our requirements & expectations. @home had the property listed within 24 hours and had enquiries almost immediately. Michelle had secured first class tenants in little more than a week at a rental that we were more than happy with.
Michelle has always keeps us fully informed and was more than happy to arrange an internal inspection when we were in Tasmania in March.

@home took over the management of our property when we just had a very bad tenant placed into our property by another management agent who did not do the sufficient back ground checks, accepted very very poor references and gave us wrong information., resulting in the police called for noise and disruptive behavior by neighbors, they also had rent arrears within the first month. The other management company told us it was all sorted and it should settle down which it did not. Within a week or so of taking over management @home had not only received back rent but also managed to get them out before too much damage was done to our property. All due to their hard work in sorting this out, which the other company seemed unwilling to do. @home quickly found us good new tenants, after dealing with another management company we did not know such great service existed within the management world. They certainly do deserve to win the award.
How do you think @home differs from any other real estate office in your local area?
Screen tenants thoroughly. ALWAYS return calls. Nothing is too much trouble for the staff. Inform the owners of everything happening to the property straight away. They found us good tenants which the other company did not do on 2 occasions. The friendliness and professionalism of all the staff is at such a high level it is very rare to find in the world today. I can see why they were so highly recommended to me and we can certainly recommend them ourselves. It is a pleasure to deal with @home!

Our fist experience with @home was when we saw a big red sign that said house for rent, it was just what we were looking for, we rang the number and an appointment for inspection was made for that very day. So that pleased us that their promptness and their friendly disposition that they wanted to help us find a home. Ant problems have always been acted on very quickly with no fuss. They are a great team and a real pleasure to deal with.

I really appreciated the personal approach from Michelle and the team who readily understood my situation and my 'feelings' about making new decisions about my home. When Michelle said they would look after my house as if it were their own I believed them. The 'people' were clearly more important than the processes!!
The main important difference from other real estate agents is that they only deal with rental properties and pursue best practice in that arena. Because they are the best at what they do, @home look after my rental property and words will not due them any justice. Their focus around customer service is second to none, the reason I say that is because every experience I have had with their competitors has been a disaster. Previously working with other property management companies in Launceston, I can understand the pressures of working in PM. My experience with @home has been second to none. After meeting with Michelle for our initial quote, I felt confident that I was putting our Investment property into the right hands straight away.
Michelle has a great manner and puts her clients at ease, is able to offer her years of experience in property management, which was particularly useful to us, as relatively new to rental property market. The time spent explaining the fundamentals of property management to us, as well as the breakdown of how the management fees worked was great. There rates were very reasonable and far better than many of the others we had been quoted.
We had a very tight timeframe in terms of how quickly we needed to rent our property. Michelle also did not promise the earth just to get us on her books; instead she was able to explain the market to us clearly, and to help us to make the right choices to put our property in the most attractive position, and most likely to rent.
Working with Matthew is a similarly positive experience. The property we were advertising was in a small, quiet family-oriented cul de sac. Showing around prospective tenants, Matthew understood what we were looking for in tenants and was exceptionally good at communicating with us, and working with us to find the best solution quickly. In fact, the property was rented within the first week of @home taking over the management! Sadly the tenants had to pull out due to schooling problems. Matthew was on the case straight away, and a matter of days later a contract was signed and suitable tenants were placed.
To date, we have experienced nothing but great service, great communication and (always important) timely statements and payments!
How do you think @home differs from any other real estate office in your local area?
I think much of the points I have raised above describe what I see as differentiate @home in the property management market.
I think what it all boils down to though is one key point: Dedication.
The passionate, enthusiasm and can do attitude of @home sets them apart from all other real estate agencies with whom we have dealt or from who we have received quotes. Having a business solely focused on property management, where clients do not feel as if they are playing ‘second fiddle’ to the sales department, is a real plus for any investment property owner. I would not hesitate in recommending them as Property Manager of Choice. In fact I have since taken a number of fliers and business cards, and am happy to pass them around and promote @home to the 600 odd people in my workplace.

We recently moved our property management to @home property management as we were unhappy with the previous service we were experiencing. Since @home has taken over our property management we have received exemplary service. The response time to any query is extremely quick – you will normally always hear back the same day if not within the hour. @home property management is very professional and seek to keep all parties (owner & tenant) informed of any changes. One of the biggest issues with previous property managers was lack of communication – this however is certainly not a problem with @home – emails are received weekly or monthly and phone call frequently. I am very happy with @home property management and would not hesitate to refer them to other people.

I think because @home specializes in property management they are able to offer a service that differentiates itself from a real estate office. We were previously with a real estate office and they do not seem to offer property management as such but focus more on the selling of houses, etc. As stated earlier the real estate office that we were with previously did not essentially provide a service except for renewing the tenancy agreement with our tenant – the annual renewal letter and the monthly statement of rental paid were the only forms of communication received from the real estate office. Calls that I had made or our tenant had made to the real estate office were not responded to and therefore it was very difficult to get anything done. As stated earlier this is in stark contrast to the service now received at @home – thanks so much for the excellent service we really appreciate your hard work!

As a working mother of 2, I do not have time to pay close attention to my rental property. Plus it is more than 200ks away from where I live hence I cannot visit regularly. How do you think @home differs from any other real estate office in the local area?
At Home Property acknowledges the current practices of the typical local agencies, and tries to exceed and improve on it. In my own experience, other local agencies aren’t always thorough in regards to checking tenant backgrounds, do not communicate well to home owners, are unreliable in obtaining maintenance and repairs and often do not carry out promised inspections, leading to both unhappy home owners and tenants. At Home Property source reliable affordable tradespeople, have a thorough recorded checking system and so far I have always been kept aware of the state of my property. Their communication is fantastic and I am never kept in the dark.

“In the past I had unpleasant experiences with another Real Estate Property Management and was very dissatisfied.
My rented home was left in disarray. When I asked the management to fix the mess they did nothing.
I was forced to look for another Property Manager in Launceston as. I found @HOME and Management did everything possible to clean the house up, change the carpet and most importantly, selected good tenants. Detailed inspection reports have been sent to me on time.

“@HOME Management is different from other Management in many ways. They were honest about the condition of my property when I was unable to see it for myself and they helped me bring it up to a standard where it attracted the right tenants who have cared for it as their own. I believe they are different because they care enough to be honest even if it means passing on bad news.

I have known Michelle and Matt for over 15 years and aside from them being great friends they a highly professional in all business dealings. Michelle treats my investments like her own and ensures I am always optimising the full return potential. There are many reasons why I think the team @home deserves recognition but if I was asked to provide one reason it would be the consistency in the way they communicate and follow through. They personalize the way they deal with each client and have a clear understanding of my individual needs as an investor. Our relationship is based on trust and confidence. I have dealings with the real estate industry on a daily basis and I believe most significant difference between other property management offices and @home is their consistency. My experience to date with @home is that they have been very professional in all my of my dealings. They were happy to assist prior to the house being settled, quick to respond to any queries, and efficient in managing transactions associated with my investment property.

Not exactly my local area as I am based in Perth which is why I need someone I can rely on to manage my investment property. @home appear to be small, dedicated and keen to make their mark in the Launceston real-estate sector. I believe a lot of the success is due to the MD – Michelle Williams who takes a personal interest.

A great and reassuring professional experience. You dont know who is living in your house and alot of trust goes into the agent and their management of your property.
Personal service, attentive to all a landlords and tenants needs. Do all the things a landlord would want including a non requested property inspection with numerous photos of the property sent through to us. Instant follow up on maintenance requests from either the tenants or us the landlords. Professional advocacy with difficult tenants or the landlords (us) if we are being difficult.
Professional and comprehensive paperwork and communication on all financial matters concerning the property.

It deals and dedicates itself to a purely rental market and isnt a side business from the core business of property sales. It aspires to continually improve it's service and treats our property and the care of it with respect. Strong communication doesn’t need everything in writing to act. Good afterhours emergency service on tenancy issues. Makes both and tenant and landlord feel respected and they are being listened to.
