Jilted lover turns tenant nightmare

The old saying that ‘hell hath no fury like a woman scorned' hit home in dramatic fashion for a Queensland landlord and his ill-fated tenant recently.

This particular claim involves a male tenant who was happily renting a property on the Gold Coast, Queensland. On occasion, his girlfriend would stay at the property with him.

That was until she found out he was married.

No Change to OCR

Tuesday marked the first day of Spring, but otherwise no change for borrowers, when the Reserve Bank decided to leave the official cash rate unchanged at 3 per cent for the fifth month in a row.

In a statement announcing the decision, Reserve Bank Governor Glenn Stevens said that with higher dwelling activity and public demand, it now appears that investment may not be as weak over the year ahead as earlier expected.

"Housing credit has been solid and dwelling prices have risen over recent months", Governor Stevens said.

RDA - Outlook

A LONG-awaited Rental Deposit Authority has been introduced to end messy disputes between tenants and landlords. From July 1, Tasmania's 32,000 private rental property tenants will be required to pay bonds to a central authority. It will become illegal for landlords to handle bonds directly.

Consumer Protection Minister Lisa Singh said the existing system was open to abuse by unscrupulous property owners who sometimes delayed returning bonds or did not return them at all.

Rental Guarantees Be Wary

Vendors offering to guarantee the rental income from property purchased for investment purposes are usually associated with residential property. However, they are also offered for commercial and industrial property as well.
The word “guaranteed” can sometimes be misleading. The offer of a rental guarantee is only as good as the company giving the guarantee, its commitment to the offer, continued operation and having sufficient financial resources (including a positive cash flow) to fund rental shortfalls on behalf of property investors.
